Documentation

• Completion of a Detailed Tenant Applicant Form
• Thorough Referencing Procedure
• Preparation of a Detailed Inventory of Contents and the Condition of the property
• Preparation and Completion of Tenancy Agreements
• Advise of change of Utility Companies

Management

• Receipt of Rental and Retention of Security Deposit
• Monthly Remittance of Net Rental and Issue of Statement
• Property check visits every three months
• Repairs and Maintenance
• Annual Rent Reviews

Vacation

• Full property and equipment inspection upon termination on Tenancy
• Assessment of remedial work and discussion with Tenant
• Repayment of Tenant’s Security Deposit
• Finalisation of Utility accounts
• New Tenant Search upon current Tenant’s Notice

Fees

• No set up or advertising fees
• Full Management @ 12.5% of Gross Rental Income (discounts for Landlords with multiple properties)
• £50.00 for First Tenancy Agreement
